A salon or a boutique is a brand you can walk into. The station walls, the mirrors, the light on a client’s face, the shelf that holds the product, all of it is the business. It also has to pass a plumbing inspection, a fire marshal’s review of the wall finishes, and a landlord’s approval, and it has to open on the date printed on the invitations. MASACO Construction builds salons, barber shops, beauty bars, spas, and retail spaces across Dallas-Fort Worth with the brand and the inspector in the same plan. One project manager, a fixed-scope proposal, a written photo update every week, and a certificate of occupancy before the grand opening.

Recent salon and retail work.

  • Fade & Style Barber Shop, Allen. A 1,500 square foot barber shop taken from shell condition to open in 6 weeks: electrical and lighting layout, plumbing for barber stations, flooring, paint, and full finish-out, with every subcontractor and city inspection coordinated and the fire marshal’s wall documentation resolved without touching the opening date.
  • Cielo Beauty Bar, Celina. A 2,600 square foot luxury salon delivered in 8 weeks: plumbing for wash stations, custom lighting design and installation, and high-end interior finishes held inside a controlled budget through strategic material selection.

Start with the station count.

Everything in a salon runs off the number of stations, wash stations, and treatment rooms. That count sets the plumbing plan, and the plumbing plan sets where the slab gets cut, where the drains run, and how much water heating the space needs. Barber stations often want water at the chair. Color bars and back rooms need sinks of their own. Pedicure chairs need supply, drain, and power in the same spot.

We settle that count on the first walk, check it against what the base building already provides, and lay everything else out around it. Moving a shampoo bowl on paper takes a minute. Moving it after the slab is patched takes a week and a change order.

Lighting is the finish.

Salon lighting has a job to do. Stylists need accurate color at the chair, clients need to look good in the mirror, and retail shelves need light that sells product. Reception needs to feel like the brand. On Cielo Beauty Bar the custom lighting design and installation was a core scope, not an afterthought, and we coordinated it with the plumbing so the finish work went in once and stayed clean. We render the reception and the station walls before pricing so you can see the fixtures, the temperature of the light, and the finishes together.

Wall finishes and the fire marshal.

Decorative wall systems are where salon and retail projects most often get stuck at the end. Panels, slats, and certain plastics need documented flame spread and smoke ratings before the city will issue a certificate of occupancy. On Fade & Style, the PVC wall system specified for the station walls required additional fire marshal testing documentation before the certificate could be issued. We worked directly with the supplier and city officials to secure the compliance data and resolved the requirement without moving the completion date. We now gather that documentation for specified wall systems before submittal, so it never becomes a last-week problem.

High-end finishes inside a real budget.

Most salon owners want a finish level that matches the price of a service and have a number they cannot pass. On Cielo Beauty Bar the brief was exactly that: a luxury look with a controlled budget. We made strategic material selections that kept the look the client wanted while protecting cost, and we showed the numbers on both sides of each choice so the decisions were the client’s. The result was delivered on time and within budget with a finish level aligned to the brand.

Retail stores, boutiques, and showrooms.

The same discipline runs a retail build-out: storefront and signage coordinated with the landlord, a sales floor and fixtures laid out around how customers move, fitting rooms and stockroom, display lighting, and point-of-sale wiring where the counter will actually sit. Second-generation retail space, reworking a former tenant’s build-out into yours, is often the fastest path to opening, and we will tell you when it is.

Permits, the landlord, and opening day.

Salon and retail build-outs need a building permit, plumbing and electrical permits, and a certificate of occupancy, and each city handles review on its own timeline. We have built in Allen and Celina and work across Plano, Frisco, McKinney, Dallas, and Fort Worth. Your lease’s work letter decides what the landlord provides and what you build, and we read it before we price. Our tenant improvements page covers that side in detail.

The full six-step process, from the first walk to the close-out package, is on our process page.

If you have a lease, a station count, and an opening date, book a consultation and we will walk the space, lay it out around your stations, and show you the finishes before you commit. Think Massive. Build Smart.

What's included.

  • Shell-to-open build-outs for salons, barber shops, beauty bars, spas, boutiques, and showrooms
  • Plumbing for shampoo bowls, wash stations, barber stations, pedicure chairs, and back-bar sinks
  • Lighting design and installation for stations, mirrors, retail displays, and reception
  • Feature walls, custom millwork, station walls, and reception desks built to the brand
  • Retail shelving, product display, fitting rooms, stockrooms, and point-of-sale wiring
  • Storefront, signage, and landlord coordination through the work letter
  • City inspections, fire marshal documentation for wall finishes, and the certificate of occupancy
  • Strategic material selection that holds a high-end look inside a controlled budget

How the project runs.

  1. Walk the space and define the station count. We walk the shell with you, confirm what the base building provides for water, drains, and electrical, and settle the number of stations, wash stations, and treatment rooms. That count drives the plumbing plan, and the plumbing plan drives everything else.
  2. Layout and rendered views. We lay out stations, wash area, reception, retail, and back of house against the real walls and columns, check accessible routes and clearances, and render the reception and station walls so you can see finishes and lighting before we price anything.
  3. Fixed-scope proposal with material strategy. The proposal is organized by trade with allowances for finishes you have not selected. Where the brand wants a high-end look and the budget is fixed, we propose the material choices that keep the look and protect the cost, and we show you both numbers.
  4. Permits and wall finish documentation. We submit the drawings to the city, coordinate the mechanical, electrical, and plumbing engineering, and gather the fire rating documentation for wall systems and finishes ahead of time, because that is the item most likely to hold up a salon's certificate of occupancy.
  5. Build, inspections, and grand opening. One project manager runs the build, coordinates the subcontractors and every city inspection, and sends a written photo update each week. We finish on the date the grand opening was planned around and hand over a close-out package with permits, inspections, and warranties.
