Value-added services are the parts of a MASACO project that aren’t the construction itself but decide how the construction goes: seeing the design in 3D before anyone swings a hammer, working through layout and finish decisions with someone who builds for a living, having permits and HOA submittals handled without chasing them yourself, and closing out with a care guide and a person you can still call. None of these are add-ons. They’re included in how we deliver every remodel, addition, and custom home.
This category exists because the same three problems derail projects across Dallas-Fort Worth: homeowners can’t picture the finished space from a floor plan, they don’t know how to get through their city’s permit desk or their HOA’s architectural committee, and once the last check clears, nobody answers the phone. Each of these services closes one of those gaps.
3D visualization.
Before we finalize a proposal, we model your space in 3D: walls, cabinetry, tile, fixtures, lighting, and the view from the doorway. You can walk through it, change the island length, swap the tile, and see what a vaulted ceiling actually does to the room. Decisions made on a screen are cheap. Decisions made after the drywall is up are not. The model also becomes the reference the trades build from, so what you approved is what gets built.
Design consultation.
You don’t need to arrive with a finished design. Our consultation starts with how you live in the space and what isn’t working, then moves into layout options, material choices, and the trade-offs between them. We’ll tell you when a wall you want removed is holding up the second floor, when a finish you love is a maintenance headache, and when a smaller change gets you most of what you want. If your project calls for an architect or engineer, we coordinate with them and translate their drawings into a buildable scope.
Permits, engineering, and HOA handling.
Texas doesn’t license general contractors at the state level. Cities register them and issue permits, and each city runs its own process. We handle the application, the plan submittal, the inspections, and the closeout. When structural changes need an engineer’s letter or stamped drawings, we arrange it. And because most master-planned communities in DFW require HOA architectural review for exterior work, we prepare the submittal package, meet the committee’s requirements for drawings and material samples, and track the approval so it lands before the schedule needs it.
Post-project care and a single point of contact.
At the final walkthrough we go through the finished work together and write a punch list. When the list is complete you receive a care guide covering the finishes, fixtures, and systems in your project: how to clean the countertops, what to do about the first hairline settlement crack, when to reseal the grout, how the smart-home equipment is configured. The project manager who ran your job stays your point of contact after closeout. If something isn’t right, you call the person who built it.
Where these services show up.
They’re part of every project, and three services rely on them most. Whole-home remodeling involves the most design decisions, so 3D visualization and design consultation carry the most weight. Home additions nearly always need permits, engineering, and HOA approval, since they change the exterior. Custom home building uses all of it, from lot evaluation through the care guide.
How MASACO delivers them.
These services are steps two, four, and six of our process: design with 3D visualization, permits and engineering and HOA submittals handled, and the final walkthrough with punch list and care guide. In between, you receive a fixed-scope proposal, and construction runs under one dedicated project manager with weekly written photo updates. Our tagline is “Think Massive. Build Smart.” This is the smart part.
Where we work.
We include these services on every project across our Dallas-Fort Worth service areas.
If you want to see your project before you commit to it, and know who’ll answer the phone after it’s done, book a consultation through our contact page. We’ll start with the site walk and go from there.
