Material Supply and Selections for Dallas-Fort Worth Remodels

How we source, price, and schedule the materials in your project, from selections and allowances to lead-time tracking, delivery, and inspection.

How we work

Material supply at MASACO isn’t a store or a warehouse. It’s the part of our service that decides what goes into your project, where it comes from, what it costs against your allowance, and when it has to be on site so the schedule holds. Tile, cabinetry, countertops, flooring, plumbing fixtures, lighting, doors, hardware, windows, and lumber all move through the same system: specify, price, order, track, receive, inspect, install.

This category is for Dallas-Fort Worth homeowners who want to understand how materials get chosen and paid for before they sign a proposal, and for anyone who has been burned by an allowance that turned out to be a fraction of what the finishes actually cost. We’d rather explain the mechanics up front than argue about them in week six.

How we source materials.

We work with suppliers, distributors, and showrooms across DFW rather than a single vendor, so what we specify is driven by your design, your budget, and what’s actually available on a workable lead time. We favor products that trades in this market install every week, because familiarity shows up in the finished work. When you want a specific product we haven’t used, we’ll price it and tell you what we learn about availability and installation.

We don’t hold inventory. Every material is ordered for your project, which keeps the pricing current and the selections yours.

The selections process.

Selections happen during design, before your proposal is final. We walk you through the categories in order of lead time and impact: cabinetry and windows first, then countertops, tile, and flooring, then plumbing and lighting fixtures, then paint and hardware. We meet you at showrooms when it helps and bring samples to the house when it doesn’t. Because we model the space in 3D, you see the tile against the cabinet color before either one is ordered.

Each selection is recorded in a schedule with the product, finish, quantity, supplier, and the date it must be ordered to stay on track. That document becomes part of your proposal.

Allowances, explained plainly.

An allowance is a budgeted amount for a category you haven’t finalized yet. Every one of ours is written into the fixed-scope proposal with the assumptions behind it, so you know what quality level it buys. If you select above it, the difference is documented in a change order before we order. If you select below it, the credit is documented the same way. What we won’t do is quote a low allowance to win the job and let the real number surface later.

Lead times and scheduling.

Long-lead items decide the schedule, not the other way around. Custom cabinetry, windows, and some tile and stone can take weeks or months depending on the manufacturer. We confirm lead times when we order, build them into the construction schedule, and track every open order weekly. If something slips or is discontinued, your project manager brings you a comparable option with the cost and timing impact spelled out, and nothing is substituted without your written approval.

When materials arrive, we receive and inspect them for damage, defects, and quantity, then stage them out of the weather. Finding a cracked slab on delivery day is a nuisance. Finding it after the old counters are gone is a problem.

Where material supply shows up in our services.

Materials drive three services in particular. Kitchen remodeling is cabinetry, countertops, and appliances, the three longest-lead categories in residential work. Bathroom remodeling is tile, stone, and plumbing fixtures, where finish coordination matters most. Custom home building is every category at once, sequenced across months of construction.

How MASACO ties it together.

Selections are part of our process from the design phase forward: 3D visualization to see the choices, a fixed-scope proposal with written allowances, one project manager tracking orders and deliveries, weekly written updates that include material status, and permits and HOA submittals handled alongside, since HOA reviews often ask for exterior material specifications.

We source and deliver this way across our Dallas-Fort Worth service areas.

If you want to know what your finishes will actually cost before you commit, book a consultation through our contact page. We’ll walk the space, talk through selections, and put real allowances in writing.
